What a visit can cover

We agree the checklist for each property before the first visit. On the day we work through it, carry out the small repairs you have approved and note anything that needs your decision.

A ground-floor flat needs a different list from a three-storey HMO or a shop with a flat above, so the list is set per property.

  • Gutters and downpipesChecked for blockages, leaks and loose brackets, and cleared after leaf fall.
  • Roofs and chimneys, from the groundSlipped slates, cracked flashing and leaning pots noted, often after winter storms.
  • Doors, windows and locksDraughts, sticking sashes and failing locks fixed or reported.
  • Kitchen and bathroom sealantMouldy or lifting sealant cut out and renewed.
  • Damp and condensationWalls and ceilings checked for mould, and extractor fans checked for airflow.
  • Outside drains and gulliesGullies cleared and slow drains flagged for unblocking or jetting.
  • Fences, gates and boundary wallsLoose panels, failing gate hinges and cracked copings noted or repaired.

Gas safety checks and electrical condition reports for rented homes are carried out by Gas Safe registered engineers and registered electricians. They are outside this service. If you give us the certificate dates, we note in the visit report when one is coming up.

What we need to set up a property

  1. Addresses. Each property, with the type and number of units.
  2. Access. Who holds keys and how tenants should be contacted.
  3. Known problems. Anything already reported by tenants or found at inspections.
  4. Your contact for decisions. The landlord or the person at the agency who approves work.

Questions from landlords and agents

Do you take on a single flat?

Yes. The timetable and checklist are set per property, so one flat is set up the same way as a portfolio.

Can tenants report repairs to you directly?

Yes, through the form on this site. We send the report to you and do nothing until you or your agent approve it.

Can the same visit include decorating or drain work?

Repaints, drain clearing and pest treatment are priced separately. Ask on the form and we quote for them alongside the planned visits.

Ask about planned maintenance

Tell us how many properties, where they are and what they are. We reply with questions and a proposed checklist.
